Junior Estimator
Bristlecone Construction is seeking TWO full-time Junior Estimators with 3-5 years of Commercial or Multi-Family construction experience. Candidate must have strong organizational skills, excellent problem-solving abilities and strong attention to detail. They should be able to work effectively as a team, but also perform well on their own with minimal supervision.

Tasks include but are not limited to:

  • Conduct accurate cost analyses and estimations for Bristlecone Construction
  • Assist in prepare preliminary estimates for conceptual projects with associated pre-construction managers including onscreen take-offs. 
  • Follow company procedures to facilitate and define project scope, as well as use their financial expertise to assist in preparation of effective proposals in a deadline-driven environment
  • Assist other estimators with pricing schedules, participate in proposal preparation, and perform technical assessments to facilitate analysis functions
  • Complete risk analyses of data related to program costs. Prepare detailed reports based on economic assessments of key indicators, as well as assist with pre-approval of estimates using limited information such as project scope and relevant precedents
  • Conduct post-project costs analyses, provide input on competitive bids and negotiated contracts, conduct data collection through develop models
  • Interpret plans and construction materials proposed
  • Identify and resolve deviations from the proposal, including scope and specifications
  • Oversee work progress, complete logs, and update supervisors about challenges
  • Write up technical reports, project updates, and proposals

Preconstruction Manager
Bristlecone Construction is seeking ONE full-time Pre-Construction Manager with 7 total years of Commercial or Multi-Family construction experience. Candidate must have strong organizational skills, excellent problem-solving abilities and strong attention to detail. They should be able to work effectively directing the associated estimating team, but also perform well on their own with minimal supervision.

The Preconstruction Manager is responsible for overseeing all preconstruction phase estimating services associated with Design Assist, Design-Build and Construction Management type contracts. This role works directly with the Chief Estimator, Owner, the Design Team and the Construction Team's technical support staff. The Preconstruction Manager coordinates estimating (project budget), value analysis, and bid package development resulting in financial, procurement and revenue plans. This role will closely coordinate these services with the Operations Project Manager and the Operations Project Executive. In addition, the Preconstruction Manager will assist in business development activities. 

Responsibilities/Duties 

  • Establish and implement Review System intended to assure that that the design, engineering, equipment, materials, and labor comply with the contract, and the quality of work meets the required standards
  • Chair and record design and construction review meetings
  • Maintain regular budget and schedule reviews
  • Review details for practicality of Construction, Operations, and Maintenance
  • Prepare reports and actions plans as necessary to maintain schedules for compliance and bridging documents budgets
  • Perform conceptual estimating services during the design period
  • Review and provide comments on final concept drawings and working drawings
  • Coordinate and supervise employees and consultants
  • Lead the associated Preconstruction Team
  • Develop the Project Budget
  • Evaluate alternate schemes

  • Hold team members accountable for their actions
  • Maintain close liaison with Owner and Design Team

  • Perform and Check Quantity take-offs
  • Solicit Sub-pricing and verify scopes
  • Develop conceptual or schematic phase estimates
  • Verification of labor and material costs
  • Monitor the planning and permitting of approval processes and contractual obligations
  • Liaison with agencies, as required
  • Review and analyze contract documents to determine contractual obligations
  • Preparation of technical proposals
  • Preparation and delivery of oral presentations
  • Maintain relationships with design firms and construction managers
